Who orders trade double glazed sealed units?

Mostly glaziers and glass merchants, window and door installers, property maintenance companies and landlords and property managers. Typical uses include replacing misted or broken units; glazing new frames on site; upgrading glass in existing windows.

Sealed units are made to the exact glass size, so the measurement is the size of the unit itself. When replacing a misted unit, measure the old unit once the beads are off.

Overall thickness has to match the frame rebate. A 28mm unit will not go into a frame glazed for 24mm, so check before you order.

Glass in critical locations, such as doors, side panels and low-level glazing, must break safely, be robust or be protected; in practice that usually means toughened or laminated glass. Mark those units on your schedule.

Toughened panes in a unit carry a permanent BS EN 12150 mark. Ask if you need units labelled by window number so the installer can match each unit to its frame.

How should you measure?

Measure the glass, not the frame: remove the beads and measure the existing unit, or measure the rebate and deduct the glazing clearance. Give width first, then height, and the overall unit thickness.

Which building regulations apply?

Under Approved Document K, glazing in critical locations (doors, and side panels within 300mm of a door, up to 1500mm above floor level; other glazing below 800mm) must break safely, be robust or in small panes, or be permanently protected. Toughened and laminated safety glass are classified to BS EN 12600. Replacing only the glass in an existing frame is generally treated as a repair rather than notifiable work.

Wales

In Wales, safety glazing in critical locations, such as doors, side panels and low-level glazing, is covered by Approved Document N. Safety glass is classified to BS EN 12600. Replacing glass alone in an existing frame is generally treated as a repair.

Scotland

In Scotland, glazing in areas where people could collide with it must follow the safety glazing standard in Section 4 of the Technical Handbooks. Safety glass is classified to BS EN 12600.

Northern Ireland

In Northern Ireland, glazing safety in critical locations is covered by Technical Booklet V. Safety glass is classified to BS EN 12600.

Questions trade customers ask

How do I measure a sealed unit?

Measure the glass itself, width then height, with the beads removed. Also measure the overall thickness.

Can you make units to match my existing windows?

Yes. Give us the size, thickness, glass type and spacer colour of the units you are replacing.

Why is my sealed unit misted?

The edge seal has failed and moisture has got between the panes. The unit needs replacing; the frame can usually stay.

Do you supply toughened units?

Yes. Specify toughened or laminated for any unit in a critical location such as a door or low-level pane.
