Who orders trade flat rooflights?
Mostly builders and main contractors, conservatory and extension specialists and architects and specifiers. Typical uses include flat-roof extensions; bathrooms and hallways under flat roofs; kitchens wanting a clean ceiling line.
A flat rooflight should not be laid dead flat. Water needs to run off, so the upstand is built to a slight fall or the unit has one built in.
The inner pane is laminated so that if the glass breaks it stays in place rather than falling into the room below.
Walk-on and opening rooflights are different systems. If you need either, say so when you request a quote.
Rooflights in England should meet the limiting U-value for rooflights in Approved Document L. The glazing can be specified to suit where the job is, and the U-value is stated on your quote.
How should you measure?
Flat rooflights need a fall so water runs off. Build the upstand to a slight slope or use a unit with a built-in fall, and give us the upstand size.
Which building regulations apply?
Replacement rooflights and roof lanterns in England should meet a U-value of 2.2 W/m²K under Approved Document L. A lantern in a new extension is covered by the extension's own building regulations approval. Replacing a glazed or polycarbonate conservatory roof with a solid roof usually takes the conservatory out of the exemption, so building control approval is normally needed.
Wales
In Wales, rooflights and lanterns must meet the thermal requirements in Approved Document L (Wales). Changing a conservatory's glazed roof to a solid roof will normally need building control approval. Check the detail with the local authority building control team.
Scotland
In Scotland, new rooflights and lanterns in an extension are covered by the extension's building warrant. For changes to a conservatory roof, check with the local authority verifier whether a warrant is needed.
Northern Ireland
In Northern Ireland, rooflights and lanterns should meet the energy guidance in the Technical Booklets. Check with your council's building control service before changing a conservatory roof.

Questions trade customers ask
Why does a flat rooflight need a fall?
So rainwater runs off instead of sitting on the glass. The upstand or the unit provides the slope.
Is the glass safe overhead?
The inner pane is laminated so broken glass stays held together.
Can I walk on a flat rooflight?
Only if it is a walk-on unit designed for it. Tell us if you need one.
How do I measure?
Give us the external size of the finished upstand.
