Who orders trade uPVC sliding sash windows?
Mostly window and door installers, landlords and property managers and builders and main contractors. Typical uses include replacing original timber box sashes; period terraces and townhouses; flat conversions in older buildings.
Sliding sash windows are made around the balances, so we size each window individually and choose the balance to suit the sash weight, including any acoustic or toughened glass you specify.
Most vertical sliders are ordered as straight replacements for timber box sashes. If the originals have horns, glazing bars or a particular meeting-rail height, note it on your schedule and the new windows are made to match.
Sashes tilt in for cleaning, which matters on upper floors of flats and terraces where the outside of the glass cannot be reached from a ladder.
For listed buildings and conservation areas, the council decides whether uPVC sash windows are acceptable. Check before you order; once made to size, the windows cannot be returned.
How should you measure?
Measure between the stone or brick reveals and from head to cill at several points. Sliding sashes depend on a square opening, so note any lean or out-of-square in the reveals on your schedule.
Which building regulations apply?
Replacement windows in England should meet Approved Document L: a U-value of 1.4 W/m²K or a Window Energy Rating of band B. Approved Document F expects background ventilation to be no worse than before, which usually means trickle vents. Glazing in critical locations must break safely, be robust or in small panes, or be permanently protected under Approved Document K, which in practice usually means toughened or laminated safety glass. Rooms that need an escape route may need an escape window under Approved Document B. Replacing windows is notifiable building work: the installer self-certifies through a competent person scheme such as FENSA or Certass, or the work goes through building control.
Wales
In Wales the Welsh Government's own Approved Documents apply. Replacement windows must meet the thermal values in Approved Document L (Wales), which differ from England in places, and safety glazing in critical locations is covered by Approved Document N in Wales. Replacing windows is notifiable building work, normally self-certified by an installer registered with a competent person scheme or approved by building control.
Scotland
In Scotland the Building (Scotland) Regulations and the Technical Handbooks apply. Replacing windows in a house does not normally need a building warrant, but the new windows must still meet the building standards, including the energy standards in Section 6 and the safety glazing standard in Section 4. Listed buildings and conservation areas have their own controls, so check with the local authority.
Northern Ireland
In Northern Ireland the Building Regulations (Northern Ireland) apply, with guidance in the Technical Booklets: Booklet F1 covers energy in dwellings and Booklet V covers glazing safety. Contact your council's building control service before replacing windows to confirm what application is needed.
More detail: Approved Document L guide safety glazing guide. Your installer or designer remains responsible for compliance and any notification.

Questions trade customers ask
Do uPVC sliding sash windows tilt for cleaning?
Yes. Both sashes tilt inward so the outside of the glass can be cleaned from inside the room.
Can you match the glazing bar pattern of existing windows?
Yes. Tell us the pattern for each sash, for example six over six or two over two, and whether you want bars that look applied or sit between the panes.
Are sliding sash windows suitable for a conservation area?
That is for the local planning authority to decide, and some will not accept uPVC. Check with the council before ordering.
Why are sliding sash windows dearer than casements?
They use more profile, balances and hardware, and every window is set up individually. Our guide range reflects that.
