Replacing a conservatory roof with a solid roof
Why a solid conservatory roof usually needs building regulations approval.
Why is approval needed?
In England and Wales, conservatories are exempt from building regulations only if they meet conditions that include a largely glazed roof. A solid roof normally takes the conservatory out of the exemption, so approval from building control is needed.
What does building control check?
The structure, insulation and the separation between the conservatory and the house, among other things.
Scotland and Northern Ireland
Check with the local authority or council building control, as the rules differ.
Structure
The existing frames and base must be able to carry the new roof. This must be checked on site.
This guide is general information for trade customers. The person carrying out the work remains responsible for meeting the building regulations and any planning requirements for the specific job.
